One Sutton Place North – Residential High Rise

One Sutton Place North is located at 420 East 61st
Street, between York and First Avenue. It was built in
2003 by Solow Residential and features 234
apartments. The all black-glass building includes
studios and 1, 2, 3 & 4 bedroom rental apartments.
Apartments have high ceilings, spacious layouts and
central air conditioning and heating with individual
room temperature control. To manage its heating,
ventilating and air conditioning (HVAC) system, One
Sutton Place North chose ABM Systems Inc., Alerton’s
New York Metropolitan Area Authorized Dealer.
ABM Systems Inc. installed an Alerton Building
Automation System (BAS) that allows the buildings
facility operations staff to monitor and control their
HVAC equipment and other critical building systems
through a single location. The BMS system is also
accessible via the Internet using state-of-the art
technology. This enables remote access to the
system by authorized personnel for point monitoring
and control to ensure efficient operation of the
buildings mechanical systems or to quickly trouble
shoot and diagnose mechanical system problems. |

The Chilled Water, Condenser Water and Heat Exchanger Controls: Envision for BACtalk provides quick,
comprehensive views that helps the Building Management check the system status at a glance allowing them
to provide quick corrective response.
